Plenty of cash around for buying farms
Land in Co Roscommon has been selling well of late with good prices being paid.
The vendors of a compact, traditional 48ac residential farm at Four Mile House will be hoping this trend continues when the property comes to public auction this Thursday with a guide price of €8,000 to €10,000/ac.
The farm, which can be sold as an entire or in four lots, is laid out in five divisions which are all are in grass and come with generous road frontage.
It is described by selling agent John V Farrelly of DNG Royal County as a fine farm of land that has been well farmed and looked after.
The three-bedroom bungalow on the farm is in need of refurbishment. The farmyard features a number of outbuildings, including a three-bay hayshed, lean-to and an enclosed slurry tank.
Services include electricity and a piped water supply.
Lot one consists of a 3.37ac field with 83m of road frontage.
Lot two features 13.22ac laid out in two fields with 88m of road frontage, while lot three includes the house and yard on 23.26ac with 261m of road frontage.
The last lot is an 8.64ac parcel with 96m of road frontage.
The auction will take place at 3pm on Thursday at the Percy French Hotel, Roscommon.
Meanwhile, an 18ac parcel of land near the village of Nurney, Co Kildare, is set to come to auction with a guide price of €10,000/ac.
Nurney is located about three miles southwest of Kildare town.
The property is located close to the village, and the land is laid out in two separate lots that are in grass.
Natural boundaries and hedgerow can be found throughout.
According to Paddy Jordan, of selling agents Jordan auctioneers, the land is in good condition and suitable for a range of purposes.
There is road frontage on to both divisions.
The land will be offered for sale in three lots, with lot one comprising 9ac, lot two the remaining 9ac and lot three the entire 18ac.
Mr Jordan believes that €180,000 is a reasonable price for the property given its location and the price paid for similar land in the surrounding area.
It will be offered for sale by public auction at 3pm on Friday, November 9 at the Keadeen Hotel, Newbridge.
